When seeding the lawn that way you did, you need extreme watering for the seeds to germinate the best light cover for the seed would be top soil..  hay and pine needles will only kill the grass they act as mulch.  Solution for oak is planting xeriscape (i.e. liriope) around that area..  Solution for the pine is planting acid loving azaleas.  With the pine needles, no grass can survive under the pine unless full sun coverage under and perfect position for exposure.&lt;br&gt;&lt;b&gt;References : &lt;/b&gt;&lt;br&gt;been there, done that live in Central Fla planting region 9</description>
