Do I (the land owner) have the right to park on the easement as long as long as it is not blocking drive?

The 40 acres behind us is landlocked they have a 30Foot ingress and egress which we respect.The 30Foot property is ours we pay taxes on it but the new neighbors have ran over a hound dog and continues to blast up and down the drive and with disrespect as to our property. These people have stated in court that they want what is rightfully theirs. They act like we owe them and they can do as they please. Our property is a working farm and we do have big equipement and we use the drive to feed. They have actually called the county out for hay and mud on the gravel drive and they met the tractor in the drive and said we tried to run them over. When a respectful person would have pulled to the side and allowed the tractor to pass. We have lived on our propery 26 years and the other has had 3 owners during this time. We have not had an issue over the easement untill now. They are trying to make the Judge rule so we can not use any of the 30′. Has anyone has had the same experience?

A renter wrote me a hot check for rent in Hays County, Texas. What do I need to do to get my $ back.?

The lease was an oral month to month lease. The hot check was written in October 2005. The renter no longer lives in my rental unit, but they know they wrote a hot check, and it appears they have decided not to make it good.

Owning horse property vs boarding?

I have been boarding my horse for the past 10yrs and have been paying roughly $400.00 per month. I am now interested in finding my own place with a small stable (6 horses max) to keep my horse there and take in 5 boarders (asking $300.00 per month for rent). I am looking for a place so I can turn the horses out all day long, and will feed 2x a day. I am wondering how much it is per month to care for 6 horses. How much do you spend on hay, feed and shavings? I live in IL about 20mins south of Chicago. I am looking for a place in the cook county area, if that helps. Also, how much do you pay for property taxes a year? I don’t want to buy a place, find out it costs way too much and go into debt. Any info will help

I do not plan on having an arena, this will be property for older horses or horses that can no longer be ridden.
I will be feeding the horses, cleaning the stalls and providing turnout for all of the horses. I do not plan on hiring anyone to do the work. Also, all the barns in my area are more expensive than 300.00 per month and most only provide all day turnout for the older horses no riding facility, like mine.

I can’t really give you exact cost estimates because I am not in your area but the cost of property, and you will need atleast 10 acres, is very expensive everywhere. You also need to look at what it will cost to be able to keep up your pastures (fetilizer and seed). If you are planning on having a manure spreader then you have the cost of a tractor and other equipment, I do not recommend a manure pile it attracts to many flies and such. With that you need to decide if you or the boarders are going to clean stalls or hire someone.

I would suggest talking with some barns in your area and asking about their costs, this will give you a better idea of what to do.
